Brief & site survey
Walk-round with your PM / designer, existing supply and containment review, and a clear scope split between landlord Cat A and tenant Cat B works.

Design & coordination
Small-power, lighting, containment and data design coordinated with M&E, ceilings and joinery — full RAMS, permits and CDM 2015 paperwork before mobilising.

Install on programme
First and second fix delivered in phases around ceiling grid, partitions and joinery — with dust, noise and out-of-hours working agreed with building management.

What's the difference between Cat A and Cat B?
Cat A is the landlord's base-build fit — small power, lighting, emergency and containment back to the landlord DB, ready for tenants. Cat B is the tenant's own fit — desks, meeting rooms, breakout areas, AV supplies, kitchens and any branded lighting or feature power. We deliver both, in isolation or as one package.
Can you work in occupied buildings and out of hours?
Yes — most of our office work is in live buildings. We agree noisy / dusty works, isolations and lift bookings with building management, and run night-shift or weekend crews where the programme or landlord rules require it.
Do you coordinate with our designer, main contractor or PM?
Yes. We're used to sitting in a D&B or CM setup alongside architects, M&E consultants, joinery and AV — attending design meetings, marking up drawings and providing BWIC information back to the main contractor.
How do you handle building landlord approvals?
We produce landlord fit-out packs — RAMS, method statements, insurance, isolation forms and CDM 2015 documentation — in the format required by managing agents, and attend pre-start meetings to sign them off.
Can you handle small power, lighting AND data?
Yes. We deliver small power, lighting and containment in-house and integrate structured cabling and comms-room power through our data partners so the tenant sees one accountable team.
What certification do we get at handover?
BS 7671 EIC / minor works certificates, emergency lighting commissioning certificates, PAT records, DALI / lighting-controls commissioning sheets and a full O&M pack — everything the building manager and insurer will ask for.
Do you cover the whole UK?
Yes — we deliver Cat A and Cat B office fit-out electricals UK-wide with our own crews, plus specialist data, AV and lighting partners.
